About Man Caves

What is a man cave shed?

A man cave shed is a steel-framed backyard building designed around the way you actually unwind. Footy on a wall-mounted TV, a bar in the corner, the project car on display, the home brewery along the side wall. Most are clad in Colorbond® and built from 100% Australian-made BlueScope steel, engineered to AS/NZS 1170.2 wind loading for the region (Standards Australia, AS/NZS 1170.2:2021 Wind actions). Where a workshop shed sizes around the bench and the three-phase supply, a man cave sizes around the eave for the TV and the bar, the lining and insulation that make February comfortable, and the bi-folds that open the wall to the backyard.

Sizing the room, the bar and the eaves

Most man cave builds get undersized on eave height, not floor area.

Eave height for the TV, the bar and the mezzanine. 2.4 metres is the bare minimum for a flat-screen on the wall. 2.7 to 3.0 metres is the realistic baseline for a 75-inch TV, a kegerator and bar stools that do not crack the head on a low ceiling. 3.6 metres or more if you want a mezzanine bunk room or a half-loft for the gaming corner.

Floor area by use. A 4 by 6 starter (24 m²) suits a TV, sofa, fridge and a small bar. A 6 by 9 entertainer (54 m²) fits a wall TV, a four-stool bar, a project bike bay and a bathroom rough-in. A 9 by 12 ambitious build (108 m²) handles the lot with mezzanine above and bi-folds across one full wall.

Indoor-outdoor flow. Bi-fold doors or stacker sliders across one wall turn the cave into an outdoor room. Plan a covered awning outside so the rain does not stop the gathering.

Lining, insulation, power and climate control

Four trade-offs that decide whether the cave gets used in February and August, or only in October.

Lining and insulation. Comfort matters more than for storage, so the spec runs higher. R2.5 wall blanket and R4.0 to R5.0 ceiling blanket is the practical baseline for the temperate zones (Climate Zones 5 and 6), stepped to R5.0 ceiling for Climate Zones 7 and 8 (cool to alpine) and R3.5 ceiling for Climate Zones 1 and 2 (tropical), per the National Construction Code climate zone map (Australian Building Codes Board, NCC 2022 Volume Two, Part 13.2 Building fabric). All insulation sold in Australia must declare its R-value to AS/NZS 4859.1:2018 (Standards Australia, Materials for the thermal insulation of buildings), and install follows AS 3999:2015.

Insulated panel cladding. A premade insulated panel system saves on-site labour and lifts thermal performance per millimetre of wall depth. Worth pricing alongside the standard sheet-and-blanket build at quote stage.

Power. Single-phase 32 A handles the TV, kegerator, split system, bar lighting and gaming rig. Three-phase becomes worth running only if you are installing commercial appliances (commercial coffee machine, commercial cool room, ducted air conditioner over 9 kW) or a vehicle hoist alongside the cave. All wiring sits under AS/NZS 3000:2018 Electrical installations (Wiring Rules) (Standards Australia, Amendment 2:2023 incorporated).

Climate control. A reverse-cycle split system in the 5 to 7 kW band handles a 6 by 9 cave in most temperate zones. In-slab hydronic heating is the comfort upgrade for cool and alpine zones. Ceiling fans are cheap insurance on the hot afternoons.

Council reality, NCC Class 10a vs Class 1a

A man cave is built as a Class 10a non-habitable structure under the National Construction Code (Australian Building Codes Board, NCC Building classifications). That is the same class a workshop shed or a garage uses. Class 10a does not cover sleeping, full-time living, or running it as a short-stay rental.

The moment the buyer wants to sleep in it overnight, rent it on Airbnb, or have it carry a registered home address, the build crosses into Class 1a habitable construction with different insulation, glazing, smoke alarms and council approvals. No. Serving a beer to a mate at home, including in a backyard man cave, is private hospitality and sits outside liquor licensing. Charging a friend for the beer, or running a regular paid tasting night out of the cave, crosses into commercial sales and triggers state liquor licensing rules (administered by VCGLR in Victoria, Liquor & Gaming NSW in NSW, OLGR in Queensland and the equivalents). Always check with the relevant state regulator before running anything that takes money for alcohol.

Do I need council approval for a man cave shed?

Almost always. Council approval thresholds for Class 10a non-habitable structures vary by state and local government area. NSW SEPP Exempt and Complying Development Codes cap exempt non-habitable structures at 20 square metres in residential zones, so a 4 by 6 metre starter (24 m²) and any larger man cave needs either a Complying Development Certificate or a full Development Application (NSW Department of Planning, Housing and Infrastructure). Setbacks, height limits and overlooking rules vary. Always confirm with your local council before pouring the slab.

Can I add a bathroom to my man cave shed?

Yes, the rough-in is straightforward at slab pour stage. A bathroom in a Class 10a man cave is treated as ancillary plumbing and follows AS/NZS 3500 *Plumbing and drainage* (Standards Australia), with connection to the existing house sewer or septic. Council approval for the plumbing work is separate from the shed approval, and a licensed plumber lodges the Notice of Work or Compliance Certificate. The moment the bathroom plus a bedroom plus a kitchen appear together, the build crosses into Class 1a habitable territory and needs the full habitable approval pathway.

Can I rent my man cave on Airbnb?

Not as a Class 10a structure. Short-stay accommodation requires Class 1a or Class 1b construction under the National Construction Code, plus the relevant state and council short-stay approvals (NSW STRA register, Victoria short-stay rules, Queensland local laws). Renting a Class 10a shed for paid overnight stays exposes the owner to council enforcement, voided home insurance and Australian Taxation Office assessable income questions.
