What is a she shed?

A she shed is a small standalone garden building used as a studio, retreat or hobby room: art and craft, sewing, yoga, reading, plant work, a quiet home office, a glass kiln corner, a small side-business HQ. Most are clad in Colorbond® and built from 100% Australian-made BlueScope steel, engineered to AS/NZS 1170.2 wind loading for the actual region. The shape is the shape of a steel garden shed. The brief is a styled, light-filled room you actually want to spend hours inside.

Sizes that suit a she shed

Three working footprints cover almost every use.

Reading nook (3.0 x 3.0 m, 9 m²). Two soft chairs, a side table, a bookshelf wall, a small desk under the window. The footprint that fits in a corner of a suburban backyard and slips under most council exempt thresholds (Vic, Qld and WA cap exempt non-habitable structures at 10 m² and 2.4 m height under the Building Regulations 2018, Building Regulation 2021 and Building Act 2011 respectively).

Studio (3.6 x 4.8 m, 17.3 m²). Sewing table or art bench down one wall, storage cabinet on the other, French doors opening onto a deck. The most common she-shed brief.

Workroom (4.5 x 6.0 m through 6.0 x 9.0 m, 27 to 54 m²). Pottery, glasswork, sewing for a small business, yoga for a small group. Above 10 m², plan for a development application unless you are in NSW (the SEPP exempt threshold is 20 m² in residential zones) or in a rural zone (NSW Department of Planning, Housing and Infrastructure, Exempt Development).

Light, lining, insulation and climate

This is what separates a styled garden room from a tin shed with a chair in it.

Natural light. A sliding window per side wall is the minimum. French doors or bi-folds across the long wall turn the studio into a garden room and let light in low across the floor. A skylight or ridge vent lifts the ambient brightness without west-facing glare. Plan glazing on the east or south face where you can.

Wall and roof lining. Internal lining (plywood, plasterboard, or sheet ply over batten) is what makes the room feel finished. Without lining, you are looking at the back of the cladding sheets.

Insulation R-values. AS/NZS 4859.1 sets the test method for thermal insulation materials in Australia. NCC 2022 minimum performance for non-residential walls and roofs varies by climate zone, but a practical she-shed target is R2.5 walls and R4.1 roof in Climate Zones 4 to 7 (most of southern and inland Australia), stepping to R2.8 walls and R4.6 roof in Climate Zones 1 to 3 (northern and tropical Australia). A studio used year-round earns its lining and insulation back inside two summers.

Climate control. A 2.5 to 3.5 kW reverse-cycle split system handles a 9 to 18 m² studio comfortably. A 5.0 kW unit suits the 27 m² workroom. Keep the condenser line short and within reach of the meter board.

Styling, Colorbond colour and garden integration

The colour palette is the largest single styling decision. Pair with timber decking, planter boxes along the long wall, a vergola or pergola for shade across the doors, and gravel or paver paths into the main garden.

Council reality, sleeping and wet areas

A she shed built to ShedDesigner's standard specification is a Class 10a non-habitable structure under the National Construction Code (Australian Building Codes Board, NCC Building Classifications). A Class 10a building cannot legally be used for sleeping and cannot contain a wet area (kitchen or bathroom plumbing) without re-classification (Engineering Online, *The Complete Guide to Class 1a Sheds in Australia*, 2024). How much does a she shed cost in Australia?

A lined and insulated she shed in the 9 to 18 m² range typically lands between $12,000 and $28,000 supplied and installed in 2025-26, depending on cladding colour, glazing (French doors and bi-folds cost more than standard sliders), flooring, and electrical fit-out. Bare-shell kits start lower; a fully styled garden-room build with decking, split system and lighting can reach $35,000 to $45,000. Quotes vary by region and ShedSafe accredited dealer.

Can I have a small bathroom inside my she shed?

Not under the standard Class 10a build. The National Construction Code restricts wet areas (toilet, shower, kitchen plumbing) to habitable Class 1a buildings (Australian Building Codes Board, *NCC Building Classifications*). Adding a bathroom usually means re-classifying the build to Class 1a, which triggers different insulation, glazing, energy-rating and council approval rules. A composting toilet in an outbuilding is a separate council planning question and varies by local government area.

Can I sleep in my she shed?

Not as a Class 10a structure, which is what a standard she shed is built to. Sleeping legally in a backyard studio requires Class 1a habitable construction with the matching approvals, insulation, smoke alarms, glazing performance and energy rating (Engineering Online, *The Complete Guide to Class 1a Sheds in Australia*, 2024). What insulation R-value do I need by climate zone?

The practical year-round target for a lined she shed is R2.5 walls and R4.1 roof in Climate Zones 4 to 7 (most of Vic, NSW, SA and southern Qld), stepping to R2.8 walls and R4.6 roof in Climate Zones 1 to 3 (northern Qld, NT and northern WA). AS/NZS 4859.1 governs the test method for the insulation materials themselves. NCC 2022 sets the minimum performance for non-residential buildings; check the latest minima for your climate zone before locking in.

Can I add power points and lights to my she shed?

Yes. All electrical work in a she shed sits under AS/NZS 3000:2018 *Electrical installations (Wiring Rules)* and must be carried out by a licensed electrician. A typical fit-out is a single 20 A sub-circuit from the house meter for lighting and general power, with one or two 10 A power points per wall and an LED batten or downlights to suit the use. Plan the trench from the meter at the same time as the slab so the supply only goes in once.

Do I need council approval for decking and planters around the studio?

Decking under 600 mm above natural ground level is generally exempt from approval in NSW, Victoria, Queensland, SA and WA, subject to setbacks. Above 600 mm, approval is usually required. Planters and a freestanding pergola are usually exempt within size and height limits but a vergola attached to the studio can change the building footprint and trigger approval. Always confirm with your local council before pouring footings or fixing anything to the studio wall.

Can I run a small business from inside a she shed?

Yes, within local government home-occupation rules. Most councils permit a low-impact home-based business from a backyard studio (no walk-in clients, no signage, no employees on site, low traffic) under standard residential zoning. Higher-traffic uses, retail sales from the studio, or trade-style operations usually require a development application. Check your LGA's home-occupation conditions and any zone-specific overlays before listing the studio as a business address.

Do I need a separate water connection for a she shed?

Not for a standard Class 10a studio without a wet area. A garden tap on the external wall fed off the existing house supply is enough for plant work and cleaning. A separate metered connection is only required if the studio runs as a Class 1a dwelling with bathroom plumbing, or if your local water authority requires it for a registered home-based business with sanitary fixtures.
